Do you or one of your family members have a disability? You could get up to $10000 in assistance!

There is another possibility for Down Payment Assistance, where you could get more Down Payment Assistance, if you qualify. The Choice Down Payment Assistance Program is for families with members who are disabled, either physically, mentally or emotionally. This covers a lot of families. You could get up to $10000 in down payment assistance.




The income limits for the family are:

$30000 - Down Payment Assistance of $10000

Over $30000 - Down Payment Assistance of $7500

Get $7500 if you work as in Education, Police, Military, Health Care or in a Fire Department

Here is an additional program if someone in your household works in any capacity with education (including licensed childcare facilities), any form of protection, or in the health care field. This program provides $7,500 that you can use for down payment, paying down your mortgage, closing costs, etc. I will list all of the groups below, and there are a lot of families that will fall in this area.




The basic requirements are the same: you must not have owned a home in the last three years, your income must be under a certain range, and you have to go through a qualified lender. Also, the home cannot be over $250,000.



There is a large list of jobs that fall in this category. Here is the basic list:



1. Any employee of a public school system (including teachers, administration, aides, bus drivers, janitors, cafeteria workers, all employees.)

2. Any employee of a state-licensed child care facility

3. Any employee of a police department or Fire Department, including emergency dispatchers.

4. Any active military personnel, including National Guard.

5. Any employee of a licensed health care facility, including hospitals, nursing homes, doctor's offices.

With the passage of the housing bill on October 1, 2008, that outlaws the traditional "no down payment" assistance programs, many people think that there are no more down payment assistance programs left. However, we are here to let you know that many people can still get in homes for nothing down, and as agents, we want you to know about them.




There are still government programs that give funds for people who qualify to buy good, safe housing. Everyone won't qualify for these programs, but many would and might not know about them.



There are three programs that are available from the state, targeted to three different groups. You might be eligible for all three programs; however, you can't use all three of them, you have to choose one, but you can always choose the one that will give you the most.



The first one is the Georgia Dream Homeownership program, and it has been around awhile. There are others like it in different cities, and all of the programs have slightly different amounts, and requirements. There is a version of this program if you live in Dekalb, a different one for people in Gwinnett, and in some of the other locations, like Atlanta City. The requirements for the Georgia Dream Homeownership Program are:



1. You must be what is considered a "First Time Homebuyer", which simply means you have not owned a home in the last three years.



2. The home you are buying must be your principal residence. No investors, please.



3. Your income must not be over a certain amount. The limits are pretty generous, and are based on the total number of people in the home. It must also count all income coming into the home, including child support, permanent benefits, and any income made by family members over 18, excluding full time students.



4. The home can't be over $250,000 in the Atlanta area. The limit is slightly lower around the state.



5. The down payment is in the form of a "silent" loan that carries no interest, or payments. The only requirement is that it has to be paid back when the home is sold, transferred, refinanced, or the owner dies.



These are some of the basic guidelines. You must use a first ""Georgia Dream" first mortgage, and your lender must be qualified with the program.

This is not Down Payment, but a new program you may be interested in.

This may be off topic, but this new program might be of interest to you. If you have a job, or plan on having one, there is a new program that will garantee that if you are laid off of your job, and have bought a house with this program, it will pay your mortgage up to $1800 a month for up to six months. If you are concerned about committing to a mortgage, this may help your peace of mind.

There are some restrictions, of course. It does not cover you if you are self-employed, if you voluntarily quit, or are fired for your own reasons. But it does cover you if you are laid off through no fault of your own. If there are two people on the mortgage it will pay approximately half of the amount you would be entitled to. This protection lasts up to two years after the purchase.
